Good hotel, located only 5 minutes walking time from the ADO bus station. Staff is friendly and bilingual.

My family has stayed here 2 times. This is the best place in the downtown Cancun area. It is right outside the Hotel Zone but very close to the Playa Tortugas to catch an Ultramar water taxi to many destinations including Isle Mujeres which is worth the visit (You can drink and drive golf carts all over the isle). You can also hit up the Walmart and Costco for localized supplies but we love just diving into the local culture. The rooms are clean and cleaned nicely each day. The rooms are older but still have that classic Mexicana vibe. The in-house cable has 100's of spanish language channels AND some english-language channels. Free Wi-Fi. That being said, we've stayed at 5-star resorts on the Hotel Zone and Internet is like $20/day. These places often don't have more than 1 or 2 english-language channels. Surrounding the hotel, life is very lievly and loud. Kin Mayab has amazing sound-proofing and you can only hear it if you open the windows. The partying and food goes on until the wee hours of the morning. Everyone is super helpful and friendly. We haven't tried the on-site restaurant yet nor have we been able to go to the pool but those are just added bonuses to this great hotel. Best of all - it's up to YOU to have fun and enjoy your trip - so do it! Have fun!

So clean. Great price. Close to Ado bus station for access to the airport or other parts Mexico. City bus 2 blocks down gets you to beaches of Cancun.

Very nice place to stay if you're just getting off a flight as it's right across the road from the ado bus station which has buses directly from the airport. The staff were excellent, the rooms were basic but had great Aircon and a nice pool.

Great location, right in front of the ADO bus station. Lots of markets nearby with great food makes it convenient as well. This is our second time staying here and we have zero complaints. Rooms are nice and comfortable for a reasonable price. Staff is always very friendly and willing to recommend things to do and how to save money doing it. Agustin Torres the waiter at the Kin Mayab restaurant is very friendly. Local bus route stops near the front door of the hotel and it will take you straight to the beaches in the hotel zone. Takes about 10 min to get there from the hotel(take bus that says R1, cost is 10.5 pesos or about 50 cents). Overall very good experience especially if you don't want to spend so much money on a hotel in the "hotel zone."
